Financing is worked through banks that offer construction loans.  These are attained by the person borrowing the funds to build the home.  Once the home is designed and budget is determined the bank will need final documents.  Then the loan is financed up front and construction can start.  As the home is being built the bank will pay the builder in draws as work is completed.  There are usually 5 draws.  Once home is complete and final walkthrough is finished then you can finalize last draw with bank and move in.
